The proposed development is of considerable concern and should be refused due to:

a) The lack of affordable homes for key workers

b) The public benefit of the closure of Kingsgate Road being outweighed by the likely increase in traffic congestion and pollution

c) Highways, pedestrian and cyclist safety at the Gala Bingo Junction

d) Traffic congestion both during and post development at Sopwith Way, Richmond Road, Seven Kings Way and Sury Basin

e) Exacerbating the legacy of potential drainage/flooding problems

f) Loss of disabled parking in the neighbourhood

g) Effects of traffic congestion on the local and town centre economy

h) Effect on blue light services attending emergencies
